Real Estate Valuation Consulting

Analysis of a valuation problem when the client needs answers, issue identification, or litigation assistance rather than a new appraisal opinion.

What Consulting Can Address

Define the problem before selecting the service

A dispute may begin with a property condition, an appraisal, a proposed transaction, a historical date, or a change in property rights. Consulting can identify the valuation questions, determine what evidence is relevant, and help the client decide whether the next step should be appraisal, appraisal review, additional research, or no valuation assignment at all.

Typical work includes analysis of existing appraisals, market evidence, damages theories, highest and best use, property rights, retrospective issues, and valuation-related questions raised in discovery or testimony.

Assignment Role

The work performed determines the role

The engagement is classified according to the work performed. When the scope involves an appraisal or appraisal review, the applicable professional standards govern. A consulting assignment may instead produce analysis, research, questions, or advice without a separate appraisal opinion.

When Bailey Valuation accepts an advocacy-oriented consulting role, it does not later become the appraiser or appraisal reviewer on the same matter.
