High-Value, Luxury & Unique Homes
Narrative appraisal for residences whose architecture, construction, site, history, or market position requires more explanation than a routine form report is designed to provide.
High-value homes are heterogeneous assets
Two residences with similar size and location may compete differently because of architecture, builder or architect reputation, construction quality, materials, craftsmanship, site integration, views, privacy, landscaping, functional utility, renovation history, and overall market appeal.
The assignment must identify the market that would actually consider the property and explain which differences influence buyer behavior. More data do not necessarily produce a better appraisal; relevant data and clear reconciliation do.
What the appraisal may need to address
A substantial narrative appraisal
The report is developed to explain the property, the market evidence, the material differences among competing properties, and the reasoning behind the value conclusion. Report length follows the assignment rather than a predetermined page count.
Scope and fee are quoted for the property
Research requirements, property complexity, intended use, reporting needs, and the expected level of scrutiny determine the fee. For the premium scope described here, fees commonly fall around $10,000–$15,000 or more.
