![]() Ryan R. Bailey is a Certified General Appraiser in the State of Arizona. He has been appraising property in Arizona since 2001. He graduated from Arizona State University in 2006 with a BS in Business Administration. Starting real estate sales in 1999 and appraising in 2001, Ryan owned and operated a residential appraisal firm, Hometown Real Estate Appraisers, Inc. from 2003 to 2008. Looking for new career challenges, he entered ASU’s Master of Real Estate Development (MRED) program. MRED is centered on four disciplines from the schools of design, law, construction, and business and is based on eight program segments: Valuation, Segmentation, Location, Conceptualization, Regulations, Capitalization, Construction, Value Realization, and Community. This program was ideal from an appraisal standpoint because it directly applies to the four parts of the Highest and Best Use analysis—Legally Allowable, Physically Possible, Financially Feasible, and Maximally Productive. For the past several years, Ryan has focused on residential real estate appraisal, litigation support, and consulting. Recent appraisal experience includes in a number of matters involving condominium termination, construction defects, detrimental property conditions, easements, right-of-way of necessity, encroachments, standard of care, disclosure, estate valuation, and general lender work. He has also worked with two of Arizona’s most prominent real estate appraisal firms before forming Bailey Valuation and Consulting, LLC. Ryan also holds an Arizona real estate broker license and actively sells real estate. This give him an advantage because he knows how buyers and sellers think, and how these beliefs and attitudes ultimately affect the value of real estate. |
